North American Development buys land for Shoppes at Del Prado

BUYER: LF2/Paradise Ventures LP (principals: Robert Green and Jeffrey Preston), West Palm Beach

SELLER: Win-Del Prado Ltd.

PROPERTY: 4025 Del Prado Blvd. N. and 17970, 17960-17956 and 17920-17930 N. Tamiami Trail, North Fort Myers

PRICE: $2.7 million

PREVIOUS PRICE: $2.3 million, May 2006 and $4.38 million, October 1987

PLANS, DESCRIPTION: Retail developer North American Development Group purchased 19.87 acres at the southeast corner of Del Prado Boulevard and Tamiami Trail from Paradise Ventures Inc. for $2.7 million.

The price equated to $135,790 per acre.

The North Fort Myers land has been designated for a Publix-anchored 105,370-square-foot retail center project called the Shoppes at Del Prado. Publix, which is reportedly relocating to the center from a nearby store, is expected to occupy about 45,000 square feet in the new center. The development will also feature 28,452 square feet of in-line retail space and five outparcels. A sixth outparcel is also possible. Construction on the development is scheduled to begin soon for the center's opening next year.
