Fort Myers attorney buys Islander Center

SELLER: 2407 Perwinkle Way LLC

PROPERTY: 2407 Periwinkle Way, Sanibel

PRICE: $2.1 million

PREVIOUS PRICE: $1.76 million, October 2008

PLANS, DESCRIPTION: Fort Myers business-law attorney Charles Phoenix purchased the 9,778-square-foot Islander Center for $2.1 million.

The price equated to $215 per square foot.

The 17-year-old retail strip center houses the Greenhouse Grill, MacIntosh Books & Paper, Cape Nails and the concierge medical practice of Dr. Gary Price. Two tenant units are currently empty, but Phoenix plans to occupy one of them with his law firm.

“This is a property I have been looking at for several years,” he says. “I'm a resident of the island, and it's such a significant commercial piece on the island that I was hoping that sometime I might be able to buy it.”

Phoenix currently leases space in a building on University Drive across from Edison State College.

Along with remodeling the space for the law firm, Phoenix is planning to create a high-tech conference space that he will make available to other island residents for a small charity donation.

The firm is scheduled to open in the new location by November or December.
