PLANS, DESCRIPTION: Fort Myers business owner Mike Clark purchased a 22,637-square-foot industrial building on Mainline Parkway for $950,000.

The price equated to $42 per square foot.

Clark, president of the commercial mechanical contractor United Mechanical Inc., purchased the building to serve as an expanded new home for his company. United Mechanical will occupy two-thirds of the building, while continuing to lease the remainder to Florida Gulf Coast University.

Clark says after leasing a building on Metro Planation Road for the past 18 years, the company ran out of room and started having to lease space next door.

“Between the parking [issues] and the lack of space, we were looking for a larger building,” he says. “This location was very good to us. It's near I-75. We liked the size of the building and the ample parking. It certainly couldn't be built for what we purchased it for.”

Much of the office space in the 5-year-old building is currently only shell and will need to be built out.

Tim Wipf of Southern Premier Realty represented the buyer and Dan Miller of the Miller Alliance at REMAX Realty Group represented the sellers.

The purchase entity 8170 Mainline LLC mortgaged the property to FineMark National Bank & Trust for $840,000.
