Home prices in the Cape Coral-Fort Myers market area increased by 3.0% in August relative to the prior year. In July, prices increased by 2.5%, according to data tracked by CoreLogic.

That market outperformed the statewide trend; across Florida, home prices fell 4.7% over the past year, CoreLogic estimates. Nationwide, CoreLogic says prices are down 4.4% relative to August 2010.

Two other Gulf Coast metro areas saw prices fall even further than the statewide average. In North Port-Bradenton-Sarasota, home prices fell 5.6% over the year, and in Tampa-St. Petersburg-Clearwater prices were down 11.4%.

CoreLogic has updated its price change estimates since Thursday morning, when this story was first published.
