Theriac Enterprises buys Daniels EverBank building

BUYER: Theriac Enterprises of Daniels LLC (principals: Daniel Dosoretz), Fort Myers

SELLER: Federal Deposit Insurance Corp.

PROPERTY: 6321 Daniels Parkway, Fort Myers

PRICE: $1.63 million

PREVIOUS PRICE: $6 million, April 2007 (additional property included)

LAW FIRM ON DEED: Johnson & Stephens PC, Dallas

PLANS, DESCRIPTION: Fort Myers-based Theriac Enterprises purchased a 22,176-square-foot EverBank building in Daniels Park of Commerce Center for $1.63 million.

The price equated to $73 per square foot.

The real estate investment group purchased the building because of its “moderately low” price and its location, says Jay Bunnell, director of Theriac Enterprises.

“The price was extremely attractive for us,” he says. “We [also] liked that it was right across the street from a growing hospital.”

Bunnell says the investor will be meeting with EverBank to get a better understanding of its long-term intentions for the 12-year-old building.

Theriac Enterprises invests in medical offices properties, including several buildings leased to 21st Century Oncology.

The buyer mortgaged the property to Edison National Bank for $1.3 million.
