PRICE: $955,000

PREVIOUS PRICE: $350,000, March 2010

LAW FIRM ON DEED: Steven A. Greenspan PA, Miami

PLANS, DESCRIPTION: The South American investment group Gomes-Farias Investments purchased a 6,620-square-foot office building near College Parkway for $955,000.

The price equated to $144 per square foot.

The two-story building is already fully leased to the Bureau of Alcohol, Tobacco, Firearms and Explosives and the psychology medical practice The Center for Psychology.

Theresa Blauch-Mitchell of Boback Commercial Group handled the transaction.

“It was a 10% [capitalization rate] income-producing property,” says Blauch-Mitchell. “It was basically brand new; the building shell was built in 2008 and the interior was completed in 2010.”

The buyer owns other properties along the east coast of Florida, but this purchase marks its first property on the west coast.â„¢
