N.C. manufacturer, distributor relocating to Bradenton building

SELLER: First Bank as successor by merger to Coast Bank of Florida

PROPERTY: 2111 E. 58th Ave., Bradenton

PRICE: $2.3 million

PREVIOUS PRICE: $2.49 million, July 2002

LAW FIRM ON DEED: Robert W. Hendrickson III PA, Bradenton

PLANS, DESCRIPTION: A North Carolina manufacturer and distributor purchased the 69,850-square-foot former Ameritex building for $2.3 million.

The price equated to $33 per square foot.

Barry Grooms of Re/Max Alliance Group represented the seller.Grooms declined to name the buyer, and the purchase entity Salt Management LLC listed no managing members with the Florida Division of Corporations.

“This was really a model building for Zirkelbach Construction [Inc.] out there,” he says. “This was a marquee building. The new owners are working with the EDC on assistance to relocate their headquarters here. The owners live in the area.”

The building will likely require little to no renovation to accommodate the new business, Grooms says.

Salt Management LLC mortgaged the property to SunTrust Bank for $1.96 million.
