BUYER: Construgua LLC (principal: Julio Aldana), LaBelle

SELLER: Federal Deposit Insurance Corp. receiver for Florida Community Bank

PROPERTY: 11390 Palm Beach Blvd., Fort Myers

PRICE: $1.13 million

PREVIOUS PRICE: $250,000, July 2003

TITLE FIRM ON DEED: First American Title Insurance Corp., Dallas

PLANS, DESCRIPTION: A limited liability company owned by LaBelle businessman Julio Aldana purchased 21,492-square-foot former Florida Community Bank branch for $1.13 million.

The price equated to $53 per square foot.

The three-story building was vacant at the time of the sale. Its second- and third-floor interiors were also unfinished.

Dan O'Berski, Matt Fredrickson and Enn Luthringer of CB Richard Ellis handled the transaction.

“[Aldana] owns a company in LaBelle that he plans to move over there,” O'Berski says. “They also have plans to add other tenants there, including a bank for the first floor.
