SELLER: The RSG Family Limited Partnership-Gordon River


PROPERTY: 1400 Fifth Ave. N., Naples


PRICE: $2.3 million


PREVIOUS PRICE: $2.65 million, May 1997


LAW FIRM ON DEED: Michael A. Schroeder PL, Boca Raton


PLANS, DESCRIPTION: A company managed by Antonio Callejas Gomez of Miami purchased the 96-unit Gordon River Apartments for $2.3 million.


The price equated to $23,958 per unit.


The 41-year-old property had an occupancy rate of more than 85% at the time of sale.


Jim Garinger and Andrew Falde of Collier International Fort Myers and John Stone and Jason Stanton of Colliers International Clearwater represented the seller. Leno Orano of GRG Realtors in Miami represented the buyer.


The property had some deferred maintenance and was a short sale, according to Garinger.


“It was in a great location,” he says. “It didn't have many amenities but both it and the adjacent property [River Park Apartments] have really nice views of the city and Naples' parks.”
