Choice Environmental Services buys Lehigh warehouse building

PLANS, DESCRIPTION: Fort Lauderdale-based Choice Environmental Services Inc. purchased an 11,448-square-foot warehouse for $1.26 million.


The price equated to $110 per square foot.


Choice Environmental Services was recently awarded residential and commercial waste and recycling services for a portion of Lee County.


Constructed in 2003, the building features 2,000 square feet of office space, a 4,000-square-foot shop and a 2,968-square-foot equipment wash bay. The property also includes a fueling station with two aboveground fuel storage tanks for gasoline and road diesel.


Derek Bornhorst, Robert Johnston and Jerry Messonnier of Grubb & Ellis|1st Commercial represented the sellers. Bob White of Grubb & Ellis|1st Commercial represented the buyer.


“I think a lot of the driving factor behind the price was the way the building set up as a good fit for the buyer,” says Bornhorst. “Both the user and the former user have [vehicle] fleets.”


The three-acre property also offered Choice Environmental Services access to the nearby Lee County incinerator, according to White.


The purchase entity Lee County Realty Holdings LLC mortgaged the property to Comerica Bank for $1.16 million.
