TITLE FIRM ON DEED: Bay National Title Co., Clearwater

PLANS, DESCRIPTION: Bradenton investor Steven Hanson purchased the 0.93-acre Rosa Del Mar development site on Anna Maria Island for $2.64 million.

Years ago, GSR Development had proposed building a 14-unit condominium on the waterfront site, but with the decline of the residential market the now defunct developer lost the property to its lenders.

After four years pursuing the site, Hanson plans to develop five single-family homes there.

“We going to create a beautiful subdivision on the property, which has been a bit of eyesore for quite a while,” Hanson says. “We're currently considering a Caribbean theme. Every single connection to the last project has to go.”

A former equity trader, Hanson has flipped and developed a number of houses on Anna Maria recently including the sale of a $2.2 million spec home.

“Anna Maria has a lot of Old Florida charm,” he says. “There are no high-rises. No Starbucks. It's just very relaxing.”

Barry Gould of Island Vacation Properties LLC represented the buyer.
