PLANS, DESCRIPTION: Baltimore-based Kittredge Properties purchased a 4,575-square-foot mixed-use building in Boca Grande for $900,000.


The price equated to $197 per square foot.


Located in Boca Grande's historic district, the two-story building features three residential units on the top floor and a bakery/cafe space with restaurant equipment, on the bottom level.


Founded in 2006, Kittredge Properties is the real estate holding company of Michael and Sonya Weinfeld. Sonya Weinfeld's parents, Elsa and Peter Soderberg, are also partners in the Boca Grande building. Both families are part-time Boca Grande residents.


“We specialize in charming boutique properties,” Michael Weinfeld says. “In addition to that, we liked the potential role that the business could play in town. We like the long-term value it offered us and the community.”


Bob Melvin of Bob Melvin Properties handled both sides of the transaction.


The building was vacant at the time of the sale, but two of the residential units have since been rented.


Kittredge Properties buys and operates office and retail properties and apartment buildings.
