PLANS, DESCRIPTION: Clearwater-based Boos Development Group purchased a one-acre outparcel in the Shoppes at Hammock Cove for $1.05 million.


The firm sold the parcel for the same price later that day to JPMorgan Chase Bank. Boos will build a branch on the site for the bank.


Dan O'Berski and Matt Fredrickson of CB Richard Ellis, Fort Myers/Naples represented the seller, the FDIC. The agency served as receiver for the site, formerly controlled by Coral Gables-based BankUnited FSB, which was closed by federal regulators in May 2009.


O'Berski said the relatively high price for the parcel stemmed from the lack of easily developable land in that area and its location in an active, Publix-anchored shopping center.


Boos Development Group develops freestanding retail buildings for large national companies, including CVS, AmSouth Bank, McDonald's, Tires Plus, 7-Eleven and Dunkin' Donuts.
