BUYER: FLT Two LLC (principals: Vladimir Trainin, Gennady Leykin and Alexander Mezheritsky),

SELLER: 4048 Evans Avenue Holdings LLC

PROPERTY: 4048 Evans Ave., Fort Myers

PRICE: $1.03 million

PREVIOUS PRICE: $3.6 million, November 2006

LAW FIRM ON DEED: Quilling Selander Cummiskey & Lownds PC, Dallas

PLANS, DESCRIPTION: A group of Massachusetts investors purchased the 30,123-square-foot Eastpointe Professional Center for $1.03 million.

The price equated to $34 per square foot.

Gary Tasman of Commercial Property Southwest Florida, a Cushman and Wakefield Alliance, handled the transaction.

The 23-year-old office building was 40% occupied at the time of the sale, according to Tasman. It features two stories of office space over parking.

“It is near the old [Southwest Florida Regional Medical Center] hospital that was demolished so they could build a new LeeSar facility there,” Tasman says. “They expect that to bring a lot of fresh breath into the area.”

The investors expect to do some cosmetic upgrades to the building, which was bank-owned.
