SELLER: Kenneth and Joyce Williamson


PROPERTY: 3405 Cortez Road W., Bradenton


PRICE: $1.09 million

PLANS, DESCRIPTION: D'Amato Properties LLC purchased the 9,100-square-foot College Plaza in Bradenton for $1.09 million. The price equated to $119 per square foot.


The retail strip center was 100% occupied at the time of the sale.


Stan Rutstein of Re/Max Alliance Group represented the seller, and Tom Farr of Michael Saunders & Co. represented the buyers.


“Shortly after we took on the listing, [the buyer] expressed interest in buying it, but they wanted it fully leased,” Rutstein says. “It took a little north of a year, but we did it.”


Ancient Ways Martial Arts recently occupied 6,700 square feet in the center, and Redneck Sauce Corp. leased the remaining 1,400 square feet.


D'Amato Properties is a owned by a Pennsylvania couple that recently purchased a home in North Port.


D'Amato Properties mortgaged the property to the former owners, Kenneth and Joyce Williamson, for $585,000.
