Mobile Home Depot owner buys retail building


BUYER: 41 N. Fort Myers Real Estate Investment LLC (principal: Stephen Guzman), Venice


SELLER: Jeffrey Granitstein as trustee


PROPERTY: 14940 N. Cleveland Ave., North Fort Myers


PRICE: $500,000


PREVIOUS PRICE: $1.56 million, May 2000 (multiple parcels)


TITLE FIRM ON DEED: Primary Title Services, Hilalaeh


PLANS, DESCRIPTION: Stephen Guzman's 41 N. Fort Myers Real Estate Investment LLC purchased a 7,000 square foot retail building near the intersection of Pine Island Road and U.S. 41 for $500,000. The building features a 2,954-square-foot retail showroom, 3,710 square feet of warehouse space and a small office.


Jim Boback of Boback Commercial Group handled the transaction.


Guzman plans to locate his Mobile Home Depot, a mobile-home furnishing, parts and accessories business, in the building.


“What attracted him was the visibility and proximity to the [nearby] Wal-Mart,” Boback says. “That area was an ideal demographic for his end user.”


Guzman's LLC mortgaged the property to Bank of America NA for two mortgages totaling $450,000.
