Tampa developer buys Mixon land for village

BUYER: Ryan Mixon LLC, Tampa

SELLER: Mixon Fruit Farms Inc. and Mary and William Mixon Jr.

PROPERTY: about 240 acres in southern Manatee County

PRICE: $10.86 million

LAW FIRM ON DEED: Fergeson Skipper Shaw Keyser Baron & Tirabassi PA, Sarasota

PLANS, DESCRIPTION: Tampa-based Metro Development Group purchased about 240 acres of orchard and other agricultural land in southern Manatee County, including the existing main Mixon Fruit Farms retail store at 2712 26th Ave. East, Bradenton. According to John Ryan, chief executive officer for Metro Development Group, the property was recently annexed into the city of Bradenton.

Ryan says that although the site plan has not been completed yet, the company is envisioning creating a new urbanism town center with about 1,400 single-family homes. He hopes to start construction in the first quarter of 2007.

The Metro Development Group has been involved in developing more than three-dozen communities throughout central Florid. It's currently developing more than 9,000 home sites and has generated sales of about $200 million in 2005.

Metro Development mortgaged the land to Colonial Bank for $11.88 million.

Siesta Key rentals

BUYER: Sea Spray Developers LLC, Sarasota

SELLER: Tagland Morrison Properties LLC and William Tagland and Derek Morrison

PROPERTY: 574, 564 and 558 Canal Road, Siesta Key

PRICE: $4.35 million

PREVIOUS PRICE: $3.55 million

TITLE COMPANY ON DEED: Desjarlais Title Co., Sarasota

PLANS, DESCRIPTION: Elite Program Services Inc., Brighton Mich. based-RRS Companies Inc. and Boca Grande-based Next Generation Development LLC acquired the former Seaspray property on Siesta Key.

The property is one of several at the center of a density debate between property owners and Sarasota County over building permits and promissory notes that were issued for duplex property on land that is now considered too small to support it.

Sarasota County Property Appraiser records show there are 15 units on about 32,000 square feet of land.

The new ownership has mortgaged the property to Compass Bank for $4.35 million.

SBC Development buys

land for Long Bar Pointe

BUYER: SBC Developments LLLP, Sarasota

SELLER: Robert Berne, Trustee, the Susan Berne Bonine Trust and The Gustave M. Berne Foundation Inc. and Berne Realty LP

PRICE: $4.25 million

PROPERTY: land in the Cedar Hammock neighborhood

LAW FIRM ON DEED: Dye Deitrich Prather Petruff & St. Paul PL, Bradenton

PLANS, DESCRIPTION: After a five-year battle with the Sarasota County over the development of the undeveloped waterfront property south of Palma Sola Bay, it looks like Long Bar Pointe may become a reality. Larry Lieberman's SBC Developments LLC has purchased about 150 acres of land from Berne family.

Lieberman and his partners have been pushing to develop a mixture of condominiums and commercial space for several years on the site, but conflicts with the county over height had forced them to repeatedly redesign the site plan and try again.

In May 2005, a piece of the originally proposed Long Bar Pointe development, about 92 acres at the end of El Conquistador Parkway, was sold to Sarabay Associates for $17 million.

Designed by HKS Architects, the three-story, 60,375-square-foot building is being constructed by NDC Construction Co.

Georgia company buys Bay Harbor apartments

PRICE: $48.5 million

ATTORNEY ON DEED: Luce, Forward, Hamilton & Scripps, San Diego

PLANS, DESCRIPTION: Georgia-based Bay Harbor Homes bought the 429-unit Bay Harbor apartment complex off McGregor Boulevard south of Cypress Lake Drive in Fort Myers. Officials at Greystar Management in Tampa, the managers of the complex, referred questions to the new owners, who could not be reached. The apartment complex features a pool, a playground, a fitness center, tennis courts and a car-care center.

The Lutgert Cos. buys land in Estero

PROPERTY: 100 acres in Estero

PRICE: $34.4 million

ATTORNEY ON DEED: Cherry & Edgar, Palm Beach Gardens

PLANS, DESCRIPTION: The Lutgert Cos., a Naples-based developer, bought about 100 acres at the corner of U.S. 41 and Williams Road in Estero. Lutgert officials declined to comment on the future plans for the property, which currently is classified as grazing lands.

Palm Beach Garden builder buys land in North Fort Myers

BUYER: PGA Investment Holdings LLC

SELLER: Realmark Yellow Pines Estates LLC

PROPERTY: 16701 N. Cleveland Ave., North Fort Myers

PRICE: $27.5 million

ATTORNEY ON DEED: Bolanos Truxton, Fort Myers

PLANS, DESCRIPTION: Palm Beach Gardens-based builder EH Building Group bought two parcels of land totaling about 118 acres on U.S. 41, between Del Prado Boulevard and Pine Island Road. Company officials couldn't be reached. This isn't the company's first project in Southwest Florida. EH is building 990 homes in Lehigh Acres at Copperhead Golf & Country Club and 473 homes at Sail Harbour in Fort Myers.

PGA Investment Holdings mortgaged the property to Regions Bank for $27.5 million.

-CB Richard Ellis says it has signed a property management agreement with Alico Commerce Center in Lee County, a 227,000-square-foot distribution center under development by Baltimore-based J.F. Knott Co.
