Keenan Development buys land in corporate park

BUYER: Hemera Fort Myers Ltd. (Keenan Hemera LLC and Keiser Hemera LLC), Fort Lauderdale


SELLER: Forum II LLC


PROPERTY: 3050 Champion Rings Road and 9140, 9120, 9100 and 9135 Forum Corporate Parkway, Fort Myers


PRICE: $4 million


PREVIOUS PRICE: $8.98 million, November 2006

PLANS, DESCRIPTION: Fort Lauderdale-based Keenan Development Group purchased 24.15 acres in the Forum Corporate Park for $4 million. The price equated to $165,631 per acre.


Keenan Development Group, the primary developer for Keiser College, purchased the property to develop a building for the school that could be as big as 50,000 square feet. Half of the property, within The Forum at Fort Myers, has utilities and roads in place.


“[Keiser] was already renting in the Fort Myers market,” says Dale Chynoweth, chief financial officer for Keenan Development. “This will help them establish more of a foothold in that area.”


Chynoweth expects construction to start in the spring. The developer will consider selling off portions of the unused land.


Randy Thibaut, William Rollins and Janie Hooker of Land Solutions Inc. handled the transaction.
